Topic:                The Effect of Police Power: How Recent Laws and Regulations are Impacting Value

Today’s real estate market is experiencing ever greater impacts from changing laws and regulations.  New laws such as the Maryland Sustainable Growth and Agricultural Preservation Act of 2012 have drastically altered the development potential of many properties, and changes in building and development regulations have significantly increased building costs.  This session will provide a better understanding of the influences of these forces on the market, including land value, the general improved market, and construction costs throughout the region.
